A home is assessed today in many ways. There is an energy label, there are requirements for insulation, heating and ventilation, and installations are carefully measured and documented. Anyone buying or renting an apartment gets an increasingly complete picture of how sustainable and comfortable a home is.

Yet one layer often remains out of view. We assess homes on energy, sustainability and installations. But who actually looks at the digital infrastructure of the residential building? While residents work from home, make video calls, stream and connect ever more devices, the question of how a building is digitally prepared for that usually remains unanswered.

IT-Label is therefore researching how the thinking behind the digital handover level of commercial real estate can be translated to residential buildings. That research now has a name: IT-Label Residential, the digital handover level for residential buildings.

A residential building is technically not a home, but a network

Technically speaking, an apartment building has the same kind of central digital infrastructure as an office or commercial building. From a building entrance or technical room, the connection is distributed across floors and eventually to individual homes. The chain essentially looks like this:

Provider → building entrance → technical room → backbone / riser → floor → apartment.

As a result, many of the same questions apply to a residential building as to commercial real estate. Does fiber actually enter the building? How many providers are available? Is there sufficient capacity and how is the backbone set up? How do the risers run to the floors and how is the connection per apartment realized? And just as important: is future expansion possible, are the technical rooms secured, is the infrastructure documented, and does everyone know who is responsible for what?

These are exactly the questions IT-Label also answers for offices. The difference is that they are rarely asked for residential buildings, even though usage has become just as intensive.

IT-Label Residential: two levels

IT-Label Residential does not look at the internet connection of a single apartment, but at the digital infrastructure of the entire complex. To keep this manageable, the methodology works with two layers.

Building level

At building level, it concerns the shared foundation of the complex. Think of the telecom connections and fiber, the number of available providers, the building entrance, the backbone and risers, the technical rooms, the degree of redundancy, expandability, the physical security of rooms, and the quality of the documentation.

Apartment level

At apartment level, it concerns what actually reaches the home: the connection into the meter cupboard, available capacity, internal data cabling, preparation for good WiFi coverage, connection points, smart home infrastructure and expansion possibilities.

That distinction matters, because a residential building can be digitally strong at building level while the last few meters into the home still form a weak link. Fiber to the building is good. But what does the resident actually receive inside their apartment?

Shared systems make the building digital

Beyond the connection per home, a modern complex increasingly runs on shared digital systems. Video intercom, access control, cameras, elevators, building management, smart meters, charging facilities, solar panels, heat pumps, sensors, parcel lockers and digital key or access systems are no longer the exception.

These systems share the same infrastructure and place the same demands on capacity, reliability and security. A modern apartment building is not just a collection of homes. New construction: electrical capacity built with room to grow, data often without

New construction projects today are extensively designed around energy, insulation, heating, ventilation, solar panels, charging facilities and sustainability. Digital infrastructure, however, still relatively often enters the process late, even though this layer is precisely the one that is difficult to adjust afterwards.
