- 5G
The fifth generation of mobile networks, with higher speeds and less delay than 4G.

- Audit
The on-site assessment by a Certified Partner. The infrastructure is inspected and the actual performance is measured.

- Bandwidth
How much data can travel over a connection at the same time, expressed in Mbps or Gbps. 1 Gbps is 1,000 Mbps.

IT facilities that belong to the building and are delivered by the owner, as opposed to what the tenant fits out.

A central system that controls and monitors installations such as climate, lighting and access. Also called BMS.

- Capex
Investments in fixed assets, such as cabling or a technical room. For IT in real estate, the question is often who invests: owner or tenant.

Types of copper network cabling to the workplace. The higher the category, the higher the speeds the cable can handle.

The official proof of a building's IT-Label. Valid for two years and publicly verifiable.

An independent company that carries out pre-inspections, audits and Digital Due Diligence using the IT-Label method.

The Dutch Cybersecurity Act, the Dutch implementation of the European NIS2 directive, with a duty of care and a reporting obligation. The duty of care also covers the physical surroundings of networks.

- Digital Due Diligence
An assessment of the digital infrastructure at purchase, sale or a major lease transaction, with an advisory report.

- Fibre optic
A connection that sends data as light through thin glass fibres. Fast, stable and ready for the future.

- IoT
Internet of Things: devices and sensors that exchange data over the network, such as smart thermostats and occupancy sensors.

The digital facilities with which a building or rented space is delivered, and how well they work.

An overview per component of who supplies, manages, maintains and replaces it, and who owns it. Often an annex to the lease.

- Patch cabinet
A cabinet where network cables come together and are connected to the network equipment.

A general on-site assessment by a Certified Partner, with an indicative report and an estimated delivery level. Not an official label.

An overview of certified buildings, searchable by address. Anyone can verify an IT-Label this way.

- Recertification
Establishing the IT-Label again, after two years or after a renovation or upgrade.

A second, independent connection or route. If one fails, the building stays online via the other.

A vertical cable route connecting a building's floors to each other and to the technical rooms.

The standard Dutch model lease of the Raad voor Onroerende Zaken, widely used for commercial space. It rarely says anything concrete about IT.

- SER
Satellite Equipment Room: a technical room that distributes the connection from the MER to floors or zones.

A locked room for servers and network equipment, with cooling and secured access.
Read more- Shell
A space delivered without finishing and without IT facilities. In the IT-Label this is IT5 SHELL.

A building in which systems such as climate, lighting, access and cameras work together over the network.

Smart Readiness Indicator: a European indicator of how well a building can work with smart technology. The IT-Label looks at the digital delivery level for the user.

A connection that uploads as fast as it downloads. Important for video calls and sending large files.

- Turnkey
A space delivered so that a tenant can start working right away. The IT-Label shows whether that is also true digitally.

- Wifi coverage
In which parts of a building wifi works well, and whether the network can handle the number of users.

What is the IT-Label?
The IT-Label is the independent standard that provides insight into the digital quality, performance and IT delivery level of commercial real estate.
The IT-Label classifications
The IT-Label has six classifications. Each level describes a different digital delivery level and what that means for the user.
