
The IT-Label classifications
Six delivery levels, from IT1+ PREMIUM to IT5 SHELL. Each level suits a different target group: the label does not judge, it creates transparency.
The outcome of the audit is translated into an IT-Label ranging from IT1+ to IT5. The certificate is valid for two years; after changes or upgrades, recertification may take place.
Certification Standard
The six classifications
IT1+ PREMIUM, 90 to 100 points
A fully integrated and future-proof digital ecosystem. Redundant fibre optic, CAT6A or higher, enterprise WiFi, continuous monitoring and a fully integrated Smart Building. A tenant can be operational immediately, without any additional investment.
IT1 HIGH PERFORMANCE, 75 to 89 points
A high-quality digital infrastructure with excellent performance. Fibre optic, CAT6A/CAT6 cabling, strong WiFi coverage and largely integrated Smart Building solutions. Only limited optimisations are still desirable.
IT2 PLUG & PLAY, 60 to 74 points
A solid digital foundation that lets an organisation get started quickly. Fibre optic connection, CAT6 cabling and functional WiFi. Suitable for most organisations, with room for further optimisation.
IT3 READY, 45 to 59 points
A basic infrastructure that the tenant can build on further. Basic cabling and limited WiFi. Additional investment is desirable for professional use.
IT4 CORE, 25 to 44 points
Only the primary connection provisions are present. There is no internal IT infrastructure or Smart Building functionality. The tenant is responsible for the complete fit-out.
IT5 SHELL, 0 to 24 points
Shell delivery without IT provisions. The tenant takes care of the complete digital fit-out.

Who does what?
The division between tenant and landlord can differ per building and lease agreement. These agreements are recorded in the IT Demarcation List.
Responsibilities
The IT-Label provides insight into which digital facilities are present and at what level they are delivered. The label does not automatically determine whether the tenant or the landlord is responsible for them.

The IT-Label assesses only the IT delivery level of the real estate. IT provisions installed or managed by tenants fall outside the standard assessment. If a tenant chooses to invest in additional IT provisions in order to achieve a higher IT delivery level, responsibility for and management of those provisions remain with the tenant, unless agreed otherwise.
No judgement, only transparency
The IT-Label deliberately does not assess real estate as good or bad. An IT1+ building is not automatically better than an IT4 or IT5 building. Each delivery level suits a different target group: a fully fitted-out office environment offers maximum peace of mind, while a shell building offers maximum freedom for customisation.
The right classification depends on the user, the business activities, the desired degree of control and the investment strategy. The IT-Label makes these differences transparent, so that tenants and landlords know exactly what is being offered. Who does what is recorded in the IT Demarcation List.

IT4 CORE
With IT4 CORE, only the primary connection provisions are present. There is no internal IT infrastructure; fit-out is fully up to the tenant.
IT5 SHELL
IT5 SHELL is a shell delivery without IT provisions. The complete digital fit-out is arranged by the tenant: transparent and factored in beforehand.
