In practice, the conversation often runs past itself. An owner says the building has an advanced building management system, and the user asks what he notices of that. An owner points to the IoT sensors present, and the user asks what he can do with them. Fiber optic cable is installed, and the user wants to know which connection he can actually get. The building is prepared for smart building, and the user asks what he can use today and what he can add tomorrow.
These are not IT questions. They are real estate questions. They concern whether someone can work well here, whether their organization can grow, whether the building can handle AI and increasing data demands, and how secure the digital infrastructure is. Anyone who cannot answer these questions is selling or leasing technology without meaning.
