Imagine an ordinary working day. A team is on a video call with a client, colleagues are working in cloud applications and data is being processed online. Then the internet connection drops. The video meeting stops, internet telephony no longer works, files in the cloud become unreachable and processes come to a halt. What was taken for granted a moment ago suddenly turns out to be a vulnerable point.

For many organizations, internet is no longer a utility running quietly in the background, but the backbone of daily work. That is exactly why the question matters: what happens when that one connection fails? The answer lies in a concept that still receives little attention in the real estate world, but is becoming increasingly important: redundancy.

What is redundancy?

Redundancy means that an alternative provision is ready to take over the moment the primary provision fails. You probably already know the idea from daily life. A car has a spare tire in case of a flat. A hospital has an emergency generator in case the power goes out. And a building has a second escape route, so there is always a way out.

Digital infrastructure works no differently. Redundancy ensures there is a second path for data traffic in case the first one fails. The goal is not faster internet or more capacity, but certainty: the guarantee that work continues, even if something goes wrong.

How does redundancy work for internet?

Redundancy can be arranged in different ways. Some common forms are:

  • two fiber optic connections to the same building;
  • two different internet providers, so that a fault with one provider does not bring everything down;
  • automatic failover, in which the system switches to the backup connection without manual intervention;
  • different physical cable routes into the building, so that excavation damage at one point does not affect both connections.

It is important to realize that a second connection by itself does not guarantee true redundancy. If both connections run through the same cable or the same provider, the risk is only partly covered. Why is redundancy important?

The value of redundancy depends heavily on how dependent an organization is on a continuous connection. For some users a brief interruption is annoying, for others it is simply unacceptable.

Organizations that generally benefit from this include financial institutions, healthcare organizations, logistics companies and data-driven businesses. Offices with many cloud applications, companies that rely on AI applications, serviced offices and data centers also fall into this category.

The common thread is clear: the more digitally an organization works, the greater the consequences of an outage. An hour of downtime used to cause some inconvenience, while that same outage can now bring an entire department to a standstill. Business continuity and cloud connectivity are therefore inseparably linked.

A practical example

Picture two comparable office buildings side by side. From the outside they are hardly distinguishable. Yet their digital continuity differs significantly.

Building A

Building A has one internet connection. As long as that connection works, nothing is wrong. But in the event of a fault, for example due to excavation work in the street, everything fails at once. Employees can no longer reach their files, telephony is down and customers cannot contact the company.

Building B

Building B has two independent connections with automatic switchover. If one connection fails, the other takes over almost immediately. Employees barely notice the fault and work continues.

This example shows what it really comes down to: the facade tells you nothing about digital reliability. Two buildings that look the same can differ enormously in terms of uptime.

What does this mean for commercial real estate?

Tenants increasingly ask questions that used to come up rarely. They want to know how reliable the connection is, what level of uptime can reasonably be expected and how the building handles business continuity. Topics such as cloud use, AI applications and cybersecurity also come up in leasing and acquisition discussions.

Digital infrastructure is therefore becoming part of a building's quality, just as installations, layout and energy performance already are. For brokers and investors this means that a complete picture of a property now also includes its digital provisions. In many leasing brochures this information is still completely missing, however.

At the same time, nuance is called for. Redundancy is one component of a robust digital infrastructure, alongside things like cabling, network management and security. And not every building needs to be fully redundant. A storage warehouse has different requirements than a trading floor or a data center. The point is not that every property should offer the maximum, but that it is clear what is and is not present.
