A misunderstanding is easy to fall into: that SRI is about smart and the IT-Label is only about internet. That is not correct. The IT-Label also specifically looks at digital smart building functionalities.
Think of the building management system, climate control, smart lighting, digital access control, energy monitoring, sensors, IoT and building apps. The reason is simple: a modern smart building ultimately runs on data, connectivity, software and infrastructure. This means smart building technology automatically touches the digital infrastructure.
The major difference: the IT-Label does not stop at the building
This is the heart of the matter. SRI essentially asks a building-focused question: how smart is the building? The IT-Label adds a second perspective: what does that digital quality mean for the user?

There are plenty of specialists who know far more about individual technical components than any real estate professional will ever need to know. That is a good thing. But the business owner asks: can I work well here, and what do I still need to arrange myself? The IT-Label sits precisely between those two worlds. The specialist information remains available, but the conclusion gets translated. The exact responsibilities always depend on the property and contract and belong in a demarcation list. An IT1 building also does not mean that any organization can work there without adjustments. An AI company has different requirements than an accounting firm, a hospital different ones than a startup. The IT-Label therefore does not promise that a building is suitable for everyone; it makes visible what the building delivers digitally, after which the user assesses whether that matches their own requirements.

The agent does not need to learn IT language, the IT specialist does not need to become an agent, and the tenant does not need to become a network engineer. They only need to be able to understand each other. Basic digital questions are also cross-border: a tenant in Amsterdam asks the same thing as a tenant in London or Frankfurt. Simple language is therefore also scalable.
