That is often where the confusion starts. Is there fiber optic cable? Is there wifi? How fast is the internet? Can I install my own network? Are there smart installations? And above all: what exactly do you get once you have the keys in hand? This article explains that world in plain language. The common thread is simple. A building is no longer just made of stone. It is also a digital system. And just as with the energy label, complex technology only becomes useful once someone makes it understandable.
What is real estate digitalization?
Real estate digitalization means using digital technology to make a building work, be managed and be used better. At its core, that is all it is.
An older building might have a thermostat, a key, lights, a door and an energy meter. A digital building can have smart climate control, digital access, sensors, automatic lighting, energy monitoring and a building app. The difference is that such a building increasingly can measure, communicate and respond.
That sounds technical, but the result is very practical. A building that knows when a room is empty can turn the heating down. A building that measures energy shows where waste occurs. Digitalization is therefore not a goal in itself, but a means to make a building more pleasant and efficient.
Why is real estate becoming increasingly digital?
Companies work differently today than they did ten years ago. We video call, work in the cloud and use more and more software that relies on a reliable connection. For many organizations, a building without a solid digital foundation is just as unusable as a building without electricity.
At the same time, we ask more of the building itself. It has to save energy, be comfortable and be safe. To achieve that, the building has to collect information and respond to it. That is not possible without digital technology. This is how real estate and IT have become increasingly intertwined, to the point where you can barely see them separately anymore. What IT is inside a building? Twenty terms explained simply
To be able to follow the conversation, it helps to know a number of terms. Below they are listed, each with a short explanation and an example.
Fiber optics
Fiber optic cable is a very fast connection through which data enters and leaves the building. Compare it to a highway: a narrow road can handle few cars at once, a wide highway can handle many. That is roughly how it works with data. Note: "fiber present" alone still says little. It also matters whether that connection actually works and how much capacity there is. Bandwidth
Bandwidth indicates how much data a connection can process at once. Think of a water pipe: a thin pipe delivers less water at once than a thick one.
Data
Data is simply information. For example, how many people are in a room, how much energy is being used or how warm it is.
Data usage
Data usage is how much information people and devices use and send. A video conference uses data, so does a smart camera. The more digital devices a building has, the larger the digital traffic flow becomes.
Wifi
Wifi is the wireless connection through which devices connect to the network. Important: wifi is not the same as internet. Internet is the connection to the outside world, wifi is the wireless connection inside the building.
Network
The network is the digital road system of a building. It ensures that computers, phones, sensors and other devices can communicate with each other.
Cabling
Cabling refers to the cables that transport data through the building. Good cabling partly determines how fast, reliable and expandable the network is.
Redundancy
Redundancy means that if one connection fails, there is another one available. Compare it to two roads to the same city. If one is closed, you can take the other. Cybersecurity
Cybersecurity is protecting digital systems against people who should not have access to them. Think of locks and doors, but digital. This becomes increasingly important as the building itself becomes more digital.
A building can be full of smart devices and still feel dumb. It only becomes smart once those devices understand each other.
IoT
IoT stands for Internet of Things. In plain terms: devices that communicate with each other over the internet. A sensor notices that a meeting room is empty, passes that on, and the building adjusts the lighting or temperature.
Smart Building
A Smart Building is a building in which various smart systems work together. Not one smart lamp or thermostat, but systems that share information and respond to it. Many smart devices do not automatically add up to a smart building.
Building management system
A building management system is the brain of the building. It helps with climate, lighting, energy, ventilation and faults.
IT and OT
IT is the technology through which people and computers work with information, such as an employee's laptop. OT is the technology through which the building itself operates, such as the installation that heats or cools a room. Increasingly, IT and OT need to work together.
Cloud
The cloud is a way of storing and using information and programs not just on your own computer, but over the internet. Compare it to storage outside your own home.
Sensor
A sensor is a small device that measures something: temperature, movement, air quality, occupancy or light.
Smart meter
A smart meter automatically collects data on, for example, energy consumption and passes it on, without anyone needing to read it manually.
AI
AI stands for artificial intelligence. Very simply: a computer that recognizes patterns in large amounts of information and can use that to help predict or decide. Digital Twin
A Digital Twin is a digital copy of a building. Alongside the physical building, you then have a digital version with information about spaces, installations, systems and usage. Useful for management and maintenance.
Smart Grid
A Smart Grid is a smart energy network in which supply and demand are better matched to each other. Think of the interplay between solar panels, batteries, charging points, consumption and grid congestion.
IT delivery level
This is the most important term in this article. The IT delivery level tells you what you get digitally as a user when you move into a building. Not just "fiber is present," but: what is present, what actually works, what does the tenant need to arrange themselves, how much capacity is available and how well can the building grow along with future needs?

It is easier to understand as a single chain. The digital operation of a building runs as follows:
- Internet enters the building.
- The network distributes it throughout the building.
- Devices and sensors connect.
- Sensors measure what happens.
- Building systems collect that information.
- Data is created and used.
- Smart applications respond to it.
- The user notices the result.
The lesson from this chain is that a building does not become smart because of one device. It becomes smart when the components work together. If a link is missing, the effect disappears. What does digitalization have to do with sustainability?
An energy label says something about a building's energy performance. Digital technology can help improve that performance. A sensor notices that a room is empty, the building knows this, and the climate installation can work less hard. This saves energy.
IT and sustainability may seem like two separate subjects, but in a smart building they come together. Data helps save energy, use installations better, plan maintenance more efficiently and increase comfort. However, an important nuance applies: a smart building is not automatically a sustainable building. The technology also has to be used properly. Why is the user so important?
Suppose a building has five hundred sensors, smart lighting, smart climate control, fiber optics, access control, a building app and AI. It is tempting to say: what a smart building. But the question that really matters is a different one: what does the user actually notice from all of that?
Because a tenant wants to know whether they can work well here. Whether the internet is reliable. Whether video calls run smoothly. Whether they can work securely. Whether their organization can grow. Whether the building can still keep up in five years. And above all: what they get at handover and what they have to arrange themselves.
This is the core of the matter. Technology is only valuable once someone actually benefits from it. That is why a good assessment does not translate into a technical list, but into an answer to the question: what does this building deliver for me?

The IT-Label is an independent way of making the digital quality of a building understandable. It works as a translator between technology and real estate.
An IT specialist might say, for example: "There is redundant connectivity and a scalable infrastructure." The IT-Label translates that into: if one connection fails, a second one can remain available, and digital capacity can grow along with demand. It is important that the IT-Label does not pass judgment on a building. It is not a certification with legal status and does not hand out a grade. The digital passport of a building
You can view the outcome as a digital passport. That passport answers four questions:
- What does the building have? The current digital provisions.
- What does the user get? The actual IT delivery level.
- What can the building do? Which digital applications are possible.
- What can the building do later? How easily it can grow along with future needs.
So it is not just about what is present today, but also about what is possible tomorrow. A building that meets requirements now but cannot grow along tells a different story than a building that keeps up both today and in five years.
More IT is not automatically better
Finally, a misunderstanding we want to clear up. More technology is not automatically better. Not every building has the same digital needs. A distribution center has different requirements than a law firm, a hospital, a startup or a data-driven AI company.
So the question is not who has the most technology. The question is whether the digital quality fits the user and future needs. That is why it can be entirely logical for a building to have a high classification, while a specific floor is deliberately delivered at a lower level. That is not a contradiction, but a choice that fits the tenant.
