Shell is a choice, not a shortcoming
IT5 SHELL stands for 0 to 24 points. The building is delivered as a shell: there are no IT provisions present and the complete digital fit-out is the tenant's responsibility.
An IT5 building is not worse than an IT1+ building, it serves a different need. Where IT1+ offers maximum peace of mind, IT5 offers maximum freedom: no existing choices to take into account, no infrastructure that doesn't fit your standards, and no payment for provisions you would replace anyway.

Who is shell the right choice for?
The right classification depends on the user, the business activities, the desired degree of control and the investment strategy. Shell suits situations where these factors call for taking charge yourself.
- Own standards. Organisations with an established IT architecture that must be the same in every building.
- Specialist requirements. Applications so specific that a standard delivery would be replaced anyway, think of data centres and server rooms.
- Longer lease term. Over a long term, an investment of your own can be more attractive than contributing to the landlord's provisions.
- Complete customisation. When the fit-out is part of the organisation's identity.
The value of transparency
The IT-Label is especially useful for shell buildings. It makes explicit in advance that nothing is in place, so the required investment becomes visible rather than only after delivery. Without the label, that clarity often comes too late.

With IT4 CORE, only the primary connection provisions are present. There is no internal IT infrastructure; fit-out is fully up to the tenant.
