IT4 CORE

Only the primary connection provisions are present. The complete digital fit-out is the tenant's responsibility.

The connection point, and nothing else

IT4 CORE stands for 25 to 44 points. The building is connected: the connection reaches into the premises, but nothing is fitted out beyond that. There is no internal IT infrastructure and no Smart Building functionality.

That is not a shortcoming. It is a delivery level that suits tenants who want to determine their own digital environment, for example because they apply their own standards, have their own suppliers or bring their equipment from a previous premises.

What does this mean for your investment?

Expect a complete IT fit-out at your own expense: cabling, patch and server room, network equipment, WiFi and security. The IT-Label makes this explicit in advance, so you can factor that investment into your decision-making and into the negotiation of the rental price.

A tenant may also choose to own a complete fit-out package. In that case, responsibility for those provisions lies with the tenant, not the landlord: the IT-Label assesses only the delivery level of the real estate.

What does this mean for the user?

Delivery level: connection points in place. IT fit-out is required. Who does what can differ per building and lease agreement and is recorded in the IT Demarcation List. Read more about responsibilities.

Want to know what a building really costs you?

The IT-Label makes clear in advance which investment is still needed, and whose responsibility it is.
