The real estate sector loves data. We know how many square meters a building has, what the rent is, how many parking spaces there are and which energy label applies. We know the occupancy rate, the consumption and when installations need to be replaced.

There is one infrastructure about which we know remarkably little, even though nearly every user depends on it daily: the IT infrastructure. A modern building barely functions without internet, data and digital systems. Yet the digital quality of commercial real estate is often difficult for an agent, valuer, investor or user to assess.

It is time to make visible what is now still invisible. Not with another technical report, but with a uniform way to read a building's digital reality.

What do you see during a viewing?

Walk through a modern office as a real estate professional. You see the entrance, the flooring, the lighting, the climate installation and the workstations. You can check the square meters and request the energy label. But do you also see how data flows through that same building?

Where does the fiber enter? How many providers can serve the building? Is there one connection or are multiple options available? Can those connections be made redundant? How is the internal backbone structured, what data cabling is in place and where are the patch and ICT rooms located?

"Fiber present" is not a delivery level

In real estate brochures, digital infrastructure is often summarized in two words: fiber present. That sounds reassuring, but it describes only a small part of the digital question. Compare it to a brochure that, for the technical installations, only states: "electricity present". No one would consider that sufficient information.

We want to know how much power is available, which installations are present and whether the provisions suit the intended use. With IT, we often accept much less. A connection to the building says nothing yet about the internal infrastructure, the wifi coverage, the cabling, the scalability or the delivery level toward the tenant.

Presence is not the same as quality. As long as that distinction is not made, it remains difficult to fairly compare digital infrastructure between buildings.

We have assessed real estate for years based on what we can see. The next step is gaining insight into what we cannot see.

From technical detail to real estate quality

For a long time, IT was seen as the tenant's responsibility. The tenant moved in, called a provider and arranged their network. That separation is becoming less self-evident, because buildings themselves are becoming digital.

Access control, cameras, climate installations, building management systems, sensors, charging facilities and building apps are increasingly connected. At the same time, organizations run on cloud software, video communication and data-driven applications. The digital infrastructure no longer just supports the tenant's laptop, it becomes the nervous system of the building and the organizations working within it. This automatically makes IT a real estate matter.

AI makes the invisible more important

The rise of AI accelerates this discussion. Not because every application demands enormous local bandwidth, since much of the computing power sits in data centers and the cloud. That is precisely the point: the more processes are carried out outside the building, the more dependent the user becomes on the connection between their workplace and that digital world. When searching for space, we look ahead to a company's physical growth. We rarely ask the same question about digital growth.

The blind spot of the real estate professional

For the real estate professional, an interesting situation arises. The agent must present a property, the asset manager wants to know where to invest and the technical manager needs to know what is actually present. The valuer wants to recognize relevant building qualities, the investor wants to understand risks and future CAPEX, and the tenant simply wants to know whether their business can function well here.

As long as digital infrastructure is not inventoried and translated uniformly, everyone speaks a different language. The IT specialist talks about specifications, the owner about CAPEX, the agent about the delivery level, the valuer about value and risk, and the tenant about their operations. The technology is there, the translation is missing.

Make the invisible visible

That is the premise of the IT-Label. Not another report of dozens of pages that disappears into a data room, but first professionally establishing what is present and then translating that reality into an understandable delivery level. From technical audit to understandable classification.

The IT-Label distinguishes six levels: IT1+ PREMIUM, IT1 HIGH PERFORMANCE, IT2 PLUG & PLAY, IT3 READY, IT4 CORE and IT5 SHELL. Not to claim that every building should reach the highest level, quite the opposite. A user with simple digital needs functions perfectly well at a different delivery level than an organization for which continuity and redundancy are business-critical.

A lower classification does not mean a building is deficient. It describes what is digitally found at the time of the audit and which delivery level corresponds to that. In this way, the label becomes a starting point for a conversation: what does the user need, what is already present, what needs to be added and who is responsible for what. That last question can be recorded in a demarcation list between tenant and landlord.

From audit to asset management

For owners and investors, the relevance goes further. Once the digital infrastructure is visible, it can be managed. Which components are outdated, where are the single points of failure, which upgrades are needed and is there sufficient room for expansion?

This allows future IT investments to also find a place in the multi-year maintenance plan. IT thus changes from a problem that only becomes visible when a tenant asks about it, into a building quality that allows for proactive asset management.

The agent does not need to become an IT specialist for this, any more than they calculate an energy label themselves. The specialist checks, the IT-Label translates and the agent communicates. A property description can then go beyond "fiber present" and, for example, state IT2 PLUG & PLAY, with an explanation of what this means for a user.
