From "future-proof IT" to a measurable requirement: design & build grows within the IT-Label

With Building Spaces, the IT-Label network grows in the phase in which the most important choices are made: design and renovation.

Key takeaways

  • Building Spaces from Wilp is now a Certified Partner of the IT-Label.
  • In many projects the IT requirement is a vague description. That leads to discussion at handover and to extra work.
  • The IT-Label turns that description into a level you can agree on, review along the way and have established at handover.
  • Every audit is checked by the IT specialists of IT-Label.
  • Partners share their experience in the Knowledge Community. This broadens the knowledge of the entire network.

In a design & build contract almost everything is concrete: the planning, the materials, the budget. But for the digital infrastructure, the contract often just says "fibre" or "future-proof IT". What that means differs per party. IT also falls between the architect, the installer and the IT supplier.

Parties that have design and delivery in one hand are the ones who can change this. That is why it matters that the IT-Label network is growing in this field, and why Building Spaces is now joining.

Colin Westerneng, chair of the IT-Label Knowledge Collective: "The digital quality of a building is decided at the drawing board, not at handover. That is why we are growing in design & build in particular. Every partner who joins brings knowledge from the phase in which the most important choices are made. That knowledge makes the standard stronger for the entire real estate chain."

A requirement you can measure

A description can be interpreted. A level can be measured. A client can include a minimum IT-Label level in the requirements, such as IT2 PLUG & PLAY. Everyone then knows from the start what has to be delivered.

This carries through the entire project:

PhaseWhat the IT-Label adds
RequirementsA level instead of a vague description
DesignSpace for cabling and technical rooms is still easy to plan
ScopeThe IT Demarcation List shows what falls within the scope and what the tenant does
ExecutionA pre-inspection makes the delivery level and the possibilities clear. Adjusting course is then still easy
HandoverAn audit establishes the level achieved. The IT specialists of IT-Label check that audit

This shifts the conversation. The question is no longer "what was promised?", but "what level did we agree on, and was it achieved?"

Experience from practice

Building Spaces designs, renovates and fits out offices and entrance areas throughout the Netherlands. From Wilp, near Deventer, the team has been doing this for more than sixteen years. From compact office renovations to complete design & build projects.

Denise Duits, owner of Building Spaces: "A client often knows exactly how many workplaces there will be, but not yet what the network will have to do. The IT-Label gives that conversation a shared language. We no longer discuss whether the IT is good enough, but which level suits the way the building is used and what that takes. That makes the design better and the handover calmer."

How the assessment stays independent

A partner who helps shape a renovation should not be able to approve their own work. That is why the division of roles is clear:

  • A pre-inspection only makes the delivery level and the possibilities clear. You see where the project stands and what is still possible.
  • An audit is always checked by the IT specialists of IT-Label. This keeps the outcome objective, even when a partner is closely involved in the project.

More than a bigger network

Every new partner brings their own experience. A design & build partner knows when choices are made in a project, and what a late change costs. An IT auditor knows what does and does not perform in practice. That knowledge comes together in the Knowledge Community, where partners ask questions and share experiences. In this way the network grows not only in number, but also in knowledge.
