What do you think is the most expensive part of an office? Most people immediately think of the facade, the climate installation, the elevator or the finishing. Others mention the fit-out: the flooring, the pantry, the furniture. All visible, all tangible, all assessable during a tour.

Yet the largest unexpected investment is often located somewhere you barely see during a viewing. Behind the ceilings, in the meter cupboard and in a small technical room lies the digital infrastructure that a modern organization depends on every day. And it is precisely this infrastructure that is structurally underestimated when leasing commercial real estate.

These components cannot be read from the finishing of a space.

The result is a blind spot. Extensive attention is paid to floor area, location and appearance, while the availability of fiber optic in the building and the quality of the existing cabling remain undiscussed. It is precisely these components that can make the difference, after handover, between being able to get to work immediately and waiting for weeks.

The following examples will be familiar to anyone who has ever moved into an office. They show how a pleasant space can still lead to unexpected costs.

The marketing agency

A marketing agency moves into a beautiful office. After handover, it turns out the WiFi provides insufficient coverage, additional access points are needed, the data cabling needs to be replaced and the patch cabinet turns out to be too small. The internet connection also fails to meet the desired capacity. The result is an investment of thousands of euros before employees can work properly.

The logistics company

A logistics company wants to use scanners, cameras, IoT sensors and cloud software. During the fit-out, it becomes clear that the existing infrastructure does not sufficiently support these needs. Additional work is required before the location becomes operational. Why digital infrastructure carries increasing weight

Dependence on digital facilities has increased sharply in recent years. Organizations run on cloud applications, video calling, hybrid working and, increasingly, AI applications. On top of that come cybersecurity, access control, smart building functions and IoT equipment, all of which require a reliable network.

A building in the IT5 SHELL category, without digital infrastructure, is not less valuable, but it is different from a building delivered as move-in ready under IT2 PLUG & PLAY. That difference is something you should know in advance, not after moving in.
