Know what you rent, before you sign

Three questions about internet, cabling and Wi-Fi that you want answered before you sign the lease.

Value, leasing and investment·The IT-Label explained··3 min read·Editorial team: IT-Label

Key takeaways

  • After signing a lease, you sometimes find that the internet is too slow or that the Wi-Fi does not work everywhere. You then often pay for the repairs yourself.
  • With an IT-Label pre-inspection, you know this before you sign.
  • A Certified Partner checks the connection, the cabling, the Wi-Fi, the technical rooms and the building systems. Usually within half a day.
  • You receive a report with an estimated delivery level. This lets you negotiate with the facts on the table. From €750 excl. VAT.

The location is good, the rent fits and the space looks tidy. But whether your team can work well there on the first working day is something you cannot see during a viewing. You only see it when the laptops are switched on.

What if the internet then turns out to be too slow, or the Wi-Fi drops out in the meeting room? By then the lease has already been signed. Fixing it costs time and money, and you often pay for it yourself.

Know what you rent, before you sign: three questions for tenants with an IT-Label pre-inspection

Three questions you want answered before you sign

1. Is the internet fast enough for your team?
It is not only about the speed on paper. Which connection enters the building, from which provider, and does it run all the way to your space or only to the meter cupboard?

2. Do the cabling and the Wi-Fi work everywhere?
The internet is the connection to the outside world. Wi-Fi is the wireless connection inside. Both must be good, at every workstation and in every meeting room. Also when everyone is on a video call at the same time.

3. What does the landlord provide, and what do you arrange yourself?
Who takes care of the patch cabinet, the cables to the workstations and the Wi-Fi? If this is clear in advance, you avoid discussions afterwards. Record it in an IT Demarcation List.

What you get

With an IT-Label pre-inspection, a Certified Partner visits the site. The partner checks the space: the connection, the cabling, the technical rooms, the Wi-Fi and the building systems. This usually takes no longer than half a day.

You then receive a report with an estimated IT delivery level, the strengths and the points for attention. You then know whether the space suits your organisation, and what still needs to be done.

Use the report in the negotiation

Is something missing? Then you can discuss it before you sign. For example, that the landlord renews the cabling, or that you get a lower rent because you have to invest yourself. With a report, you talk about facts, not about feelings.

A pre-inspection is available from €750 excl. VAT per location. This can be for the whole building, but also for one floor or unit. Would you like to know more about what exactly is checked? Frequently asked questions

When should I have a pre-inspection carried out?

As early as possible: during the viewing or the negotiation, and in any case before you sign the lease. Then you can still make decisions or agreements.

What does a pre-inspection cost?

An IT-Label pre-inspection is available from €750 excl. VAT per location. This includes the site visit and the report.

Do I get an IT-Label after a pre-inspection?

No. The pre-inspection gives an indication of the level. The official label follows from the IT-Label certification.
