The energy label is widely known, and methods such as BREEAM and WELL and standards such as the NEN series provide guidance on sustainability, health and technical performance. Market parties know roughly what these terms mean and can compare them with one another.

For IT infrastructure, that shared language is often still missing. As a result, important questions during leasing and acquisition go unanswered:

  1. Is fiber optic present, and how far does it run?
  2. What internet speed is achievable at this location?
  3. Is there redundancy, or does everything depend on a single connection?
  4. What cabling is already in place in the building?
  5. Is there a suitable technical room?
  6. Can a new occupant become operational quickly?

The IT-Label is not a certification and not a legal standard. Importantly, not every building needs the same level. A distribution center, a production hall and an office environment each have different requirements. The label helps make those differences explicit. The full classification runs from PREMIUM to SHELL and works, in brief, as follows:

  • IT1+ PREMIUM: a fully digitally equipped building with high-quality infrastructure.
  • IT2 PLUG & PLAY: quickly operational with limited additions.
  • IT3 READY: the basics are in place, further setup is done by the occupant.
  • IT4 CORE: limited digital facilities present.
  • IT5 SHELL: the occupant determines and realizes the full IT setup.

For a developer or investor, this means a park does not need to be delivered in a single, uniform way. Some occupants actually benefit from a shell building they can fit out according to their own wishes, while others want everything to work immediately. The label makes that choice visible rather than implicit.

Why IT is becoming a new real estate parameter

Location, energy performance, sustainability and flexibility have long determined the attractiveness of real estate. Digital readiness is now being added as a parameter, and this has an impact on leasing, sales, valuation and future-proofing.

A building with a well-arranged digital foundation can be put into use faster and appeals to a broader group of modern occupants.
